Who are IKO Real Estate?

For more than 30 years, IKO has been involved in the Grand Duchy of Luxembourg’s property industry as an urban planner, developer and investor.

We are developing neighbourhoods that harmoniously combine housing, shops, offices and green spaces.

Our goal is to help people reclaim urban spaces, in particular by putting well-being and nature at the heart of every project, and by making the most of new technologies to improve everybody’s day-to-day lives.

IKO and the Rout Lëns project

The location and history of the Rout Lëns site make it an ideal setting for implementing our vision.

„Das Projekt Rout Lëns liegt mir besonders am Herzen, da es einen wichtigen Ort der Industriegeschichte von Esch-sur-Alzette in ein neues Stadtgebiet mit Vorbildcharakter verwandeln wird. Es geht darum, die Stadt des 21. Jahrhunderts auf Grundlage der Stadt des 19. Jahrhunderts zu schaffen. Ein Viertel, das seine Wurzeln in der Geschichte hat, gleichzeitig aber auch Lebensqualität für seine Bewohner und Nutzer verkörpert und den ökologischen und gesellschaftlichen Herausforderungen von morgen gerecht wird.“

Putting “People at the heart of everything” is our priority. That’s why we have thought a lot about how people could appropriate this space and live in it on a day-to-day basis. We have designed an adaptable town that can keep up with changing lifestyles.

We are thrilled to be bringing nature back to this brownfield site and incorporating it into the heart of a brand new sustainable, innovative neighbourhood. Rout Lëns is surrounded by forest. Bringing greenery back to the middle of the site enhances quality of life as well as good water management.

One of the project’s main strengths also lies in the fact that it is reclaiming a unique industrial heritage. The idea of creating an Allée de la Culture Industrielle, a kind of lifeline bringing together 5 major historical sites, quickly became the obvious solution.

It would not be possible to design a new neighbourhood that would become part of a town as big as Esch-sur-Alzette without significant support from local residents. Public consultation for a collaborative project is right at the heart of our approach. We organised workshops for local residents and put together surveys to gather their opinions to design the new neighbourhood.

This civic engagement will continue at every stage of the project.
